If you want your property to look and perform like other well-run buildings, -- and keep  your members’ costs affordable --you need a clear, tight, comprehensive and transparent budget. 

The only way to improve your property is to dig into the nitty gritty of its finances. 

You need to understand your building’s current financial situation so you can plan for the day-to-day expenses as well as long-term improvements. 

Budgeting 101  is the first part of  MAHC’s 2024-2025 training program on financial literacy for Co-op members.

What’s Inside Budgeting 101

Once you enroll in the Budgeting 101 course, you’ll receive a comprehensive course that will give you everything you need to learn about the ins and outs of creating and managing a property budget. 

Video lessons on the key topics of budgeting: 

  • Why you need a budget
  • When you need to start and  complete a budget
  • Where to find the information you need about your current finances
  • How to forecast for future expenses
  • What operating expenses need to be included – such as utilities, staff, maintenance
  • What kind of insurance you need and how your budget effects premiums 
  • Who is responsible for creating the budget

PLUS – early access and special bonuses included with future courses and worksheets to help you create your building’s budget.

Registration Information  and Fees

The target audience for Budgeting 101 is members of Massachusetts housing cooperatives, particularly Board members. Up to four members of a co-op  can register for the in-person  session. Lunch is included in the in-person registration.

MAHC encourages participants to attend in person. However a remote option  is available. The remote session will in a webinar format, with limited opportunities for participants to engage in Q&A  and other interactive aspects of the training and a slight delayed delivery of handouts and worksheets.

Friends advisors, vendors, lenders and others interested in housing cooperatives are invited to register.

Meet Your Trainer/Facilitator - Kimalee Williams

Kimalee Williams is the owner of Cooperative Housing Advising & Training (CHAT) and CEO of Faith Asset Management, LLC (FAM). CHAT is an online training platform and in-person consulting service provider to Property Owners, Boards, Property Managers, PM Staff and housing agencies in all areas of cooperative housing (market and affordable) including governance, operations and overall fiscal management as well as board/management relations.

With over twenty-five years of experience in residential, commercial and cooperative housing, Kimalee is skilled in all aspects of property management including finance, capital improvements oversight, marketing, sales and resident relations.

Kimalee holds a MBA and BSBA in Finance from the Barney School of Business through the University of Hartford, where she was inducted into the Beta Gamma Sigma International Honors Society, as well as the Omicron Epsilon Honors Society in Economics. Kimalee is an adjunct professor at both Goodwin University and University of Hartford teaching property management, marketing and ethics.

Kimalee serves as a Board Member of the Advisory Committee to Goodwin College’s Business Department.. Kimalee is a Board Member of the National Association of Housing Cooperatives (NAHC) where she has served as Audit Committee Chair andVice Chair of Member Services. She is one of the organization's nationally certified trainers providing Board of Director training throughout the United States to various types of housing entities. She is also President of the Cooperative Housing Association of New England (CHANE).

Kimalee holds the Registered Cooperative Manager (RCM) designation and is also Co-chair and a trainer for the organization where she has the pleasure of training “up-and- coming” cooperative managers.

Kimalee is a Licensed Real Estate Agent, a Certified Manager of Housing, and a Certified Occupancy Specialist. Connecticut’s Governor recognized Kimalee for receiving the Hartford Business Journal’s “40 Under 40 Award” given to “outstanding young professionals in the Greater Hartford area that are excelling in their industries through their leadership roles.”
